Condo Leak Detection
Condo Water Leak Detection
Condo leaks involve two questions: where is the water coming from, and whose line is failing? Detection answers both before walls are opened in the wrong unit.
Symptoms we're called for
- Damage in one unit traced vaguely to another
- Water at ceilings, bulkheads or shared walls
- A riser or stack suspected of leaking
- A leak that appears only when neighbours use fixtures
Property types
- Concrete and wood-frame condominiums
- Townhouse-style strata units
- Penthouse and podium assemblies
Methods used
- Acoustic testing under controlled fixture use
- Thermal and moisture scanning of shared walls and ceilings
- Isolation testing of risers and stacks
- Dye testing of drains and wet walls
Limitations, stated plainly
- We cannot enter units without permission; coordination through the manager speeds access
- Some losses require the water source to be in use to be reproduced
What you receive
- A located source with the evidence trail
- Which line or assembly is implicated
- A report suitable for the council, manager and insurer
Next steps
- Repair the confirmed line with the right trade
- Dry and verify affected assemblies
- Re-test to confirm resolution
